The Town
One square
mile.
25,000 residents. Car-free. Stone. Everything you need within a 10-minute walk.

1 sq mile
The entire town fits within a single square mile — walkable end to end.
25,000 residents
A full community. Dense enough for culture. Small enough for belonging.
Car-free
No private cars on the surface. The infrastructure makes them unnecessary.
Stone. 500 years.
CNC-fabricated Bedford Indiana limestone. Built to outlast the anxiety.
12 neighborhoods
12 URBs — four typologies, each 720×720 ft, each with its own character.
489 third places
Cafés, galleries, performance, sunset terraces — 1.4M sqft of social life.
The Neighborhood Unit
The URB. 720 × 720 feet of self-contained life.
12 repeating neighborhood units — four typologies, same stone, same style code, different way to live.

Construction
Stone. No mortar. 85% less labor. Built to last 500 years.
CNC-machined limestone, tongue-and-groove, no mortar. 1,000 robots in the factory. 4–6 weeks per building on site.

Car-Free Design
No road grid. No car payment. No commute. By design.
Form-Based Code makes the road grid structurally absent. No road to drive on. Gondola and your feet are faster.

Every layer of the town.
URB Typologies
URB Typologies
Four neighborhood types. One town.
Courtyard URBs are Haussmann-style apartment blocks — school on the rooftop, quiet courtyard below. Evelyn Rose is the Oglethorpe ward layout with Charleston single houses at the town center. Wild Flower Garden gives single-family homes with enclosed gardens. Tulip holds commercial, sports, and the university at the corners of the WFG zone. Each 720×720 ft. Each classical stone.
Outer Wall
264 facades. No two the same.
A continuous five-story perimeter ring bounds the entire town. Every 80 ft section is designed by a different classically-trained architect — 264 unique expressions across four miles of stone. The ground floor runs a continuous colonnade modeled on the Rue de Rivoli. The rooftops hold hydroponic farms and raised-bed gardens.
Inner Wall
22 clinic buildings. Your doctor inside.
Inside the outer wall sits a four-story inner ring dedicated to healthcare. 22 clinic buildings, 100 physician LLCs, 300 nurse LLCs. 60×60 ft modules. Direct Primary Care — included primary and preventive care in your monthly fee. No insurer, no deductible, no claims forms. Your physician lives in the town.
Spice Trays
489 third-place buildings. Voted in annually.
The 160 ft between each URB block becomes a Spice Tray — the social heart of the town. 24 named corridors of café culture, galleries, live performance, sunset terraces, and the arts. Not a mall. Every operator is voted in by the stewards who use them, every September. No tenure. No legacy leases. The community decides what stays.
Rooftop Farms
Food production above. Life below.
Outer and inner wall rooftops hold 50% vertical hydroponic farming and 50% raised-bed vegetable gardens. Central URB rooftops hold the K–12 school and daycare — not farms. Every rooftop earns its place in the town's self-sufficiency calculus.
Linear Gardens
Eight gardens. Each 90 ft × 2,450 ft.
Between the outer and inner walls runs the green perimeter — eight linear gardens parallel to the outer wall, four 250×250 ft squares modeled on the Place des Vosges, eight sports field parks. The garden fence is the Tuileries model: limestone block base, ornate wrought iron. Not landscaping — structural perimeter of your residential block.
Dwelling unit naming
Five families. Named units by size and zone.
Courtyard URB (Flower Color Family): Blush 1BR/900sqft · Ivory 2BR/1,300sqft · Amber 3BR/1,800sqft · Saffron 4BR/2,400sqft. Evelyn Rose (Gemstone Family): Jet · Pearl · Amber · Coral · Ruby · Diamond. Wild Flower Garden (Flower Species): Iris 1BR · SweetPea 2BR · Sunflower 3BR · Orchid 4BR · Peony 5BR. Inner Wall (Stone Fruit): Apricot · Cherry · Pear · Plum · Mulberry. Outer Wall (Climbing Plants): Ivy · Hydrangea · Honeysuckle · Wisteria · Morning Glory. All 2BR units are 1,300 sqft. All 1BR units are 900 sqft. WFG goes up to 5BR/2,700 sqft.
CNC fabrication pipeline
85% less labour. 4–6 weeks per building on site.
All limestone is CNC-machined to specification at a global network of qualifying quarries — Polycor is the initial partner. Tongue-and-groove interlocking joints require no mortar. 1,000 robotic fabricators run continuously in the factory. Stone arrives on site just-in-time, sequenced for assembly. A full building goes up in 4–6 weeks. The 500-year structural design life is not a marketing claim — it is what Bedford limestone with no mortar joint achieves. Mortar degrades. The joint does not.
Business placement by frequency of use
Form-Based Code puts every business where it belongs.
URBAL's Form-Based Code places businesses by how often you visit them, not by arbitrary zoning. Spice Trays hold daily-use third places — cafés, bakeries, bars. The Inner Wall holds weekly or monthly services — clinics, hardware, professional. The Outer Wall holds destination retail — furniture, electronics, things you seek deliberately. The code makes this structural. A furniture store cannot appear in a Spice Tray. A café cannot be buried in the Outer Wall. Your daily life is never one errand deep.
